However, no-one buys a property without looking at it. The hints below are provided to help you present your home in the best possible light to potential buyers.
- Make your home feel inviting for your buyer.
- First impressions are vital; keep the front of your property clean by tidying lawns & flowerbeds, weeding paths etc.
- Colourful hanging baskets can create a feeling of warmth and attention to detail.
- Tidy up decor, such as damaged paintwork or peeling wallpaper.
- Keep your windows clean.
- Create the impression of space. Tidy away clutter and children’s toys before any viewing appointment.
- Keep pets under control, as some people are nervous. Alternatively, if you have a dog, consider using a family member to walk the dog during the appointment.
- Carry out minor repairs and ideally finish any projects you have started.
- Dripping taps, broken light bulbs or faulty electrics will all be off-putting for your potential buyer.
- The kitchen is one of the most important rooms in the house, and a neat and tidy one can clinch the deal. Don’t leave dirty dishes in the sink.
- Bathrooms should be clean and bright. If possible, re-colour grouting & remove mould from sealant with bleach.
- Turn off televisions etc when showing buyers around. Minimise distractions & disturbances.
- Do not have too many people wandering around with viewers. Ideally one person should accompany them.
- Be enthusiastic, but try not to be too over zealous with your tour. Let buyers get a feel for your property. Explain the virtues of your home and what attracted you in the first place.
- Never hurry viewers through your property.
- Bedrooms should always be kept tidy & beds should always be made. Never leave bedclothes or washing on the floor.
- If the viewer seems interested, suggest that they talk to us as quickly as possible about an offer.
- Never agree to dates or accept an offer.
- We will be able to find out all the important information by carrying out due diligence – enabling you to make an informed decision in your own time.
