Most landlords choose our Managed service because of the convenience aspect. The Let-only service is for those landlords who wish to personally oversee their asset and actively participate in the process of managing the tenancy. 

Both approaches are catered for thoroughly and professionally for your peace of mind.

TO-LET board 

 

 

Assess suitability of tenants prior to viewings 

 

 

Carry out Reference and Credit checks, provided by specialist referencing agency 

 

 

Produce the appropriate Tenancy Agreement 

 

 

Receive the Tenants Deposit and 1st months rental 

 

 

Provide a Contents and Conditions inventory 

 

 

Hand ove keys on move-in day 

 

 

Take meter readings and advise Utility Companies (Check-In)   

 

Transfer balance of 1st months rent payment into your specified Bank Account (if applicable) 

 

 

Hold and Register Tenant's Deposit under Tenancy Deposit Protection Scheme

Issue 7/14 day late payment notification if rent is overdue

Production of a monthly invoice and statement for your accounting purposes   

 

Deal with any issues as they arise during the tenancy   

 

Provide repair quotes prior to work commencing   

 

Arrange maintenance/repair work or use a nominated contractor   

 

Carry out inspections at three monthly intervals and send written report   

 

Review market rental 

 

 

Review or extend Tenancy Agreement (for existing Tenants)
